Reservations

A credit card is required to secure your reservation. Your card will not be charged until check-in, when it is processed in person. Please note that manually entered credit card transactions will incur a 3% service fee.

Rates are based on single or double occupancy.

State and local taxes are not included in the listed rates. Applicable taxes include:

3% Village Bed Tax

5% County Bed Tax

7% State Sales Tax (when applicable)

All rates are subject to change.

No minimum stay is required.
Check-in:

Check-in time must be arranged prior to arrival.

Late arrivals more than 30 minutes past the confirmed check-in time will be assessed a $25 late fee.
Check out:

Check-out time is 11:00 am
Cancellations:
For Individual Night Reservations:

Cancellations made at least 7 days before your arrival date will not be charged.
For Multiple Night or Multiple Room Reservations:

Cancellations made at least 14 days before your arrival date will not be charged.
Late Cancellations:

Cancellations outside these timeframes will be charged for the full stay, including any enhancements or wine tours booked.

Gift certificates for reservations canceled less than 7 days before arrival will be considered redeemed.

Early departures are treated as cancellations; no refunds will be given.

No-shows will be charged the full reservation cost, including all applicable fees.
Deposits:

A non-refundable deposit of $100 per night is required for whole-house reservations.
General Policies:

Our B&B is a smoke-free environment. Smoking is permitted outdoors, and we ask that you properly dispose of cigarette butts.

Pets are not permitted.

Children under 13 are not permitted. However, we may consider exceptions if the same party reserves all rooms.

Guests are responsible for any damages beyond normal wear and tear. Additional charges may apply to cover the cost of repairs or replacements.

Violations of our policies may result in additional fees.
Winter Weather Cancellation Policy:
In the event of severe winter weather, you may cancel your reservation on the day of check-in without penalty if a National Weather Service Warning is issued for:

Your town of residence
-
Your direct travel route to our B&B
Cancellations under these circumstances must be rebooked within 30 days of the original stay.
A National Weather Service Warning indicates severe weather that is occurring, imminent, or detected on radar, such as winter storms or heavy snow.
